Property Management

First Lady offers two kinds of Property Management Services.  Our current portfolio includes both individual rental properties, condos and single-family houses, as well as condominium property management where we manage the day-to-day operations of the entire building. Our services include but are not limited to the following:

Property Management Services - Condo

  • First Lady will require a maintenance escrow of an amount equal to one month’s rent.  This amount can be accumulated in monthly $100 increments from existing rent stream or deposited by the owner as desired.  Once the required amount is on deposit, all rent, less the monthly management fee and other expenses as detailed above, will be forwarded to the owner each month.
  • First Lady will request prior approval of all expenses with the exception of genuine emergencies.  In case of an emergency, the owner will be notified as soon as practical.
  • Funds expended from the owner’s escrow will be replenished using the method above.
  • First Lady will act as the owner’s agent in all matters relating to the condo.
  • An additional fee of one month’s rent is required for the replacement of tenant.  All agent fees and advertising costs will be paid by First Lady Realty.
  • First Lady will endeavor to provide the most cost effective options for maintenance while assuring the quality of the work provided.
